At Härlanda Tjärn in Björkekärr, Gothenburg, Framtiden Byggutveckling is building about 250 new rental apartments on Smörslottsgatan for Bostadsbolaget. We are delivering precast concrete and ready-mixed concrete with a lower carbon footprint to the project.

The project is divided into two parts, with Tornstaden and Wästbygg each constructing an area on either side of Smörslottsgatan. The buildings are beautifully situated with proximity to nature, outdoor activities, and a swimming lake, as well as schools and public transportation. Move-in will take place at the end of 2025.

Delivery of semi-precast concrete elements for Wästbygg

For Wästbygg’s projects, referred to as area A, Thomas Betong delivers slabs, walls and balconies of level 2, which means the carbon footprint is at least 20 percent lower (according to Svensk Betong’s Guidelines).

– Our customer Wästbygg has chosen a semi-precast solution for its buildings. We deliver precast concrete elements and the customer solves assembly and casting themselves, of course with low-carbon concrete Thomagrön. It is particularly pleasing that they have chosen products with a lower carbon footprint. Concrete is a fantastic material and we can actually already build with half the carbon footprint, says project manager Waadi Jedid.

Delivery and assembly of the frame for Tornstaden

For Tornstaden’s project, referred to as Area B, a frame concept of level 2 consisting of slabs, interior walls, balconies, and stairs, and the service including the service of assembling the frame.

“To Area B, a so-called frame with assembly is delivered. This means that we take responsibility for the entire delivery, including the assembly of the precast products. In this project, we also install lightweight exterior walls that come from an external party,” says project manager Johan Ribbing.

Because the frame is delivered ready from the plant, there are a number of benefits for the customer: short construction time, less need to cover and protect the concrete, easier to meet drying requirements, and minimized waste on site are some of the benefits.

“This project is kind of special because, to make it easier for the customer, we have also cast the ventilation into the slabs. This means that we can avoid localized recesses in the ceiling,” says Johan.

Challenging logistics

The buildings on Smörslottsgatan are located in a hilly area where it is quite narrow between the buildings. In addition, there are already existing buildings around it.

“There have definitely been challenges in terms of delivering materials to the buildings on both sides of Smörslottsgatan. The location of the buildings on the lots has meant that we have had to think hard about the delivery of both the precast concrete elements and ready-mixed concrete, and not least the positioning of the crane,” says Johan.

Successful cooperation thanks to good communication

The cooperation between Thomas Betong and the two customers, Tornstaden and Wästbygg, has worked well.

“Thanks to early and, above all, ongoing dialogue, risks have been minimized. We have succeeded in developing optimal products for the project and have had good cooperation in creating the space needed to accommodate both deliveries and the crane. This is yet another project where we see that communication is the basis for good cooperation,” concludes Johan.
